- Single-family Detached Homes: New builds are generally required to have at least one Level 2 EV-ready space per unit.
- Renovations and Additions: The mandate is triggered if more than 50% of the existing parking area is reconstructed or substantially modified. If the existing parking remains unchanged, these upgrades are typically not required.
Technical Infrastructure Standards
The code distinguishes between two types of preparation to help property owners manage costs:
- EV-Capable: Includes installing the physical conduit and reserving space in the electrical panel for a future breaker. This typically costs between $200 and $400 per space.
- EV-Ready: A turnkey solution that includes the conduit, wiring terminated to a receptacle or junction box, and a labeled breaker already installed. This upfront investment ranges from $800 to $1,500 but prevents expensive future retrofits.
Safety and Compliance
To meet these standards, a formal load calculation for EV charger installation is mandatory. Because EV chargers are considered continuous loads, the branch circuits must be sized at 125% of the equipment’s rated output. For most older homes or smaller panels, this demand often triggers a necessary electric panel upgrade to 200 amps to ensure the system can safely handle the additional 40- to 50-amp draw.
